Hi everyone.  I've been searching information on contracts and found this thread.

As I want to get out there and start knocking on doors....I know it's important to have paperwork for the seller to sign if you find that golden deal.

My question is......the ONE and TWO page contracts, which everyone seems to be using look simple, to the point and covers all that is required (I understand it is important to have an attorney review beforehand).
BUT.....these contracts would not be able to be brought to a title company....correct?  because the Title Companies have state issued contracts that they are obligated to use.

Even if I have an assignment clause in the original contract that I have the seller sign....does that mean that the myself and the assignee will be the only required parties to participate in the closing at the Title Company Office?

I appreciate any input.....:-)

I was contemplating starting a spreadsheet with the listings I replied to....and thought it might be too much of a time consumer.

You made a good point though....and tracking might be the key to successful communication with the seller.

Hello everyone :-)

As a newbie....and starting to analyze the Craigs List postings....I wonder just how far back I should go to realistically find properties that are still available?

Even 30 days....might be a stretch?

Hello Ashley! I just joined BiggerPockets about a week ago.  I'm excited as you about getting into wholesaling and real estate.  I've spent the last three weeks glued to YouTube and reading multitudes of articles etc.  I have rehabbed several homes in the past, in which I resided during the ongoing projects (not fun)!  Long story short....I sold each of those properties for quite a good profit.

We should touch base....as I am in Colleyville and we are practically neighbors!

Yo ho....people!  Hey....been wanting to sign up with big pockets for a while....but have been totally committed to watching YouTube videos and soaking up as much info as possible.

I DO think....that eventually.....an awards show needs to be established for videos for the "Wholesalers of Real Estate".  I could come up with a few...MOST MOTIVATIONAL.....BEST PERSONALITY......MOST INFORMATIVE......MOST TRUTHFUL......and yada yada yada.

Anyways....just glad to be here. I've had quite a few years as a vagabond in Real Estate and some really huge deals that were just scary.  But....I'm back to basics and this feels more comfy.

Always enthused and excited about the possibilities that RE has to offer.
