We will start with a 10 min. networking exercise I call: "I HAVE" and "I NEED" - Where you will simply talk to other people and let them know what you have (IE. off market property etc ) and I NEED: (Money, private lender, off market properties etc !!) 

We will talk about OFF MARKET opportunities. I will briefly discuss how I bought our latest off market home, what we paid for it, what it was worth at the time, what we are doing with it, and what the value is now! 

Then, we can open it up for discussion, and or networking towards the end.

... people rent out single bedrooms all the time... what's the difference here? 

People rent garages, single bedrooms, land for people to park on, tents on air b and b, tree houses.... cars on turo, pools for the day...

If you are worried about what the city will say... go ask them (building and safety for your city). google, ask, word of mouth. 

Give the city a different address on your block and ask them what you can and cannot do...
