Good afternoon! Thank you for your service! Though I'm not in so cal anymore, I wanted to point you towards Joe Homs, however; I see he's already made an introduction! In markets such as so cal, it takes a little more creativity sometimes to get started, but don't get discouraged. The good part is you probably have a VA loan option. You didn't say where you were from, but maybe a condo or ? to start building equity. Good luck on your journey.

My apologies for not posting a location sooner, however; I knew the County was more than likely moving Shasta County up into a different tier due to new Covid cases, and had to wait to see what it would be. Since only one person has expressed an interest this month, I will cancel for October and we'll do it again in November if everyone is interested. 

As for the real estate market, it is tighter than ever with even more people displaced due to the fires, and an incredible number of people wanting to relocate to our area from the larger cities of CA. It's a phenomenon that is happening in many areas. We are in desperate need of listings for single family residential, multi family, etc. because the current market creates a catch 22 situation, many homeowners are leary about putting homes on the market without an inventory of homes to buy, though top dollar is being paid on homes. 

In over 30 years in real estate, construction and development in the Redding area, I have NEVER seen anything like this before! Though we aren't having a meetup this month for Redding/Shasta County, if anyone has any questions about the current market, looking for workers for a project, inspectors, photographers, or anything you need help on, please post and maybe I or one of the other members in our area can help out. 

All of this makes for some great opportunities for investors, while interest rates are still low!

October Meetup: October 8 (2nd Thursday) at 6:00 p.m. 

Location: TBD (Once I have number of people coming I will set location, and find place that's allowing groups)

Open to seasoned investors or those wanting to learn. Bring any of your deals to share, or property needs, loan needs, etc. The purpose of the meetup is to help each other out. Areas of Redding, Anderson, Cottonwood, Lake California, Red Bluff, Shasta Lake, Palo Cedro, or surrounding areas are all welcome.

We had a great meetup last night. Missed some of you. We're building our group back up again. We had 7 members all together. Next months meetup will be on October 8th. We will do 2nd Thursday of the month, 6 p.m. Either at the food truck park or one of the Restaurants/breweries.  Locations may vary, but day of week and time are going to remain the same so it's easy. I will post further ahead of time on location, just wasn't sure when they were letting restaurants open for service again. We are opening an additional office in the back of the building, above Market Street Steakhouse. There's other little restaurants there too, plus the food truck park nearby. Set your keywords! Redding Meetup, Redding, Shasta County. 

Are any of you looking for investments, projects to do, etc.? Does anyone do Airbnb type investments? I know this Covid thing has put a damper on those, but curious what investment type properties.

Hi everyone! I'm so sorry it's taken me so long to post WHERE! Had to wait and see if they were letting restaurants open back up. Let's meet at From the Hearth on Creek Rd. at 6:00 Thursday!  I didn't reserve the meeting space as they charge 250 and we won't have that many people until we start building back up. @Cara Murray Glad to see you! Having done all types of development in the Redding area, then moving to so cal and then Bend, since coming back to Redding I've changed course and now working as a Realtor. Though, I still have my GC license; we're doing Section 1 work, and home inspections. 

It sounds like you guys have a lot going on! Have you posted pics of the fixer close to the river? I'm curious how that came out.  As to tagging you. sometimes it's hard to round up everyones names because they're on different threads. Speaking of fires! That's one of the contributing factors as to why our market in Redding CA has been so hot. The fires 2 summers ago destroyed homes, and put a huge demand on the housing market. Many of the homes have been rebuilt. However due to the location, and all the natural beauty we've always been a popular area for people retiring. We have lakes, rivers, water falls, caverns, volcanoes .. you name it, it's here! 

Now with Covid, we are seeing a steady stream of people moving up here from the bay area, which is about 4 hours south of us. Our inventory is extremely low. Prices are going up. Lots are  impossible to find, though there are a few parcels available should one like to develop, etc. There's also opportunity for commercial development (light industrial)

I agree with @Ned Carey The biggest thing you can do for yourself is get to KNOW your market. What is it like? Are rents high and climbing or low? Are there a lot or few units on the market. What do you get for your money? Are they old units or new units? Are there a lot of homes for sale? If the housing market is tight, that usually means the rental market on apartmetns is getting top dollar, etc. 

When looking at units look at location, age, quality of construction, finishes used. Get to know pricing and what you get for your investment dollar. 

I would also suggest you put your city on your profile, that way when people are responding they might be able to give you information that is specific to your market.
