Does anyone have a good general contractors they can recommend in the Hampton Roads area? I would prefer someone who is familiar with section 8 properties if possible.

Thanks @Tracy Z. Rewey. I think the due diligence in purchasing performing and non performing is extremely important considering the potential repercussions of a bad deal. Marketing wise, is direct mail still viable in 2018, or is web based marketing targeting seller owned properties a better bet?

@Bob E. I love the sound of that; however, I suspect that would only occur if my money was parked in a great note fund with 1st position mortgages.

@Chad U. Thanks for the info. I’m glad to hear that conducting proper due diligence is where your focus is, especially since you are taking on investors. I feel as though I’d likely be a good candidate for analysis paralysis myself, so perhaps a nice jv deal would be the smart way for me to go. Even if I did invest in a smaller fund, I would still prefer to have solid knowledge of how the analysis process worked in regards to evaluating potential notes to bid on.

@Hunter Latta I like buy and holds as well. I actually plan on getting a few homes in Norfolk to rent out just as a way to diversity my portfolio; however, I like how passive investing in notes can be, pending that proper due diligence is conducted before purchasing the note itself.

Happy Friday everyone. Recently I’ve been diving deeply into exploring the note industry and learning as much as possible. I realized that I spend a good chunk of my time during the work week (shh don’t tell my manager) reading through BP posts and making pages of notes. I’m going to be choosing a fund and investing a decent sum of capital soon; however, my long term goal is to be a more active investor and make this my full time job. Long story short, I would love to hear about what everyone does on a day to day basis, aka what does the average day of a note investor consist of?

@Martin Saenz Just out of curiosity, what is your hesitation on 1st positions notes? I'm certain there is a past experience here that I would love to hear.

@Tracy Z. Rewey Your concept is brilliant. As a millennial, I can attest to the insane amount of information that my generation shares online. It makes it very easy to conduct skip tracing searches without having to use lexis nexis accurint, pacer (for court records) etc. Facebook easily gives up the user's phone number depending on if they use it to sign into messenger or not.
