@Patrick Desjardins $1500 sounds like a lot for a conference. I’m sure the conferences out west contain far more networking opportunities for a more affordable price. I agree that the sharing of emails could lead to being spammed with promotions or pitches.

@Account Closed I agree there should be more events on this coast. I think it can be attributed to the relatively low popularity that note investing has. Every time I turn around, there is another wholesaling of flipping event, where everyone thinks they’ll be Tarek and Christina and Chip and Joanna Gaines (HGTV Shows). I’ve heard nothing but great things about Scott Carson and have watched a few of his podcasts on youtube. I noticed Martin's course on his website, but I would rather work on building connections and learning through experience for now.

@Jay Hinrichs I would also be interested in being connected with individuals or entities selling performing notes in the sub $100k range with a 10% yield or greater.

Hello all, I've noticed that there are several conferences involving notes that take place on the West Coast; however, I don't see very many on the East. I'm hitting myself on the head for missing @Dave Van Horn's MidAtlantic Real Estate Investor Summit a few days ago. Does anyone know of any note conferences, meetups etc that are taking place in the East?

I use I use a well-defined JV agreement which outlines my role and my partner's role in the deal. We then use a personal property trust as the entity to hold the note in the trust and each owner as co-beneficiaries at 50% each. The JV is a partnership and each member or partner in this case would get a 1099 at the end of the tax year.

Should we have to foreclose on the Note, then we would quit claim the property into a Land Trust and liquidate the property or could hold it as a rental.

@bobmalecki  would you be open to providing a copy of this agreement? I'm a newbie looking to jv to get some experience; however, I would prefer to know what criteria should be in a formal jv agreement.

Thanks @Colleen Hurd. This is the second time I've heard his name this week, so I'll be reaching out to him today. I noticed a meetup for "note nite"; however, I'm hoping to connect with Bob before then.

@mikehartzog I would also be interested in this spreadsheet

@Darren Eady I'm a fairly new investor who is highly interested in performing notes. I've heard lots of good things about you and would love to hear about some of your performing or re-performing notes in the 12% yield range.

Good morning VA BP members. I'm a newbie investor located in Virginia Beach; however, I am very familiar with the Hampton Roads area in general. I'm looking to purchase performing or re-performing mortgage notes to start with the plan to eventually delve into non-performing notes. I've been reading Dave Van Horn's book on note investing and cannot express how much this man is a huge wealth of knowledge.
