I have a lender in CBUS that does an additional 8 loans past the ten at 30 years. Feel free to PM me. Other than that it seems there are a lot of what if's? What if you don't do the deal? LOL. Giving you a hard time. Either way worst comes to worse sell the property after paying down 5 years in debt, capturing 5 years in appreciation, and 5 years of tax advantaged cash flow. Not a bad deal my man!

Either have her assign the contract beforehand if it's in the contract that she can do that. Have her but the property and you simultaneously close on it with a wrap around or land contract. Or if none of these work with her permission go to the seller directly to see if they'll transfer the contract.

No offense but financing must be the investors number one job. If you can't find the money you can't find the deal. I always personally think every banker in town should know who you are and what you do. Shake hands at every farm and community bank you can. I've actually had banks finance their own bad stuff on their books because I "stop in".

That's great. I am strongly after betting against retail for so long that this seems like a good deal.  Especially if it's in Florida (no snow LOL).  Did you close this deal?

This is an awesome idea.  Do you hold the mortgage in a separate company's interest and then pay that company the interest on the note?
