Thanks for the reply everyone......I'm glad to see there are others in here doing the same thing. I actually just finished recording the newest podcast episode with Brandon and Josh and we talked a lot about how I have been using this strategy.

We also stick to the A+ neighborhoods of Portland and with that comes retail sales prices of 700K to 1 million once completed, which brings with it some great profit margins. We also focus on buying existing homes and tearing them down, that way we are not competing against other builders on the buying side.....which keeps our costs pretty low compared to buying through realtors or off the MLS. We are also building a home in the 2013 Street of Dreams for Portland that should be completed towards the end of next month.....and our list price for the home will be 1.95 million.

Hey there folks.....I just wanted to reach out and see if anyone else on this site is doing any in-fill new construction these days? We have been doing quite a bit of in-fill new construction ourselves and its been a great niche for us financially, but I am curious what others experience is with it.

We generally focus on the higher end A+ neighborhoods in my market of Portland for this strategy, but I would like to hear how others are using the strategy in their market.......I look forward to hearing what people have to say.

I agree So Cal has more competition, but it still boils down to what list you are mailing? And what marketing piece you are sending. If sellers are getting the same marketing piece from you as they do from every other jo shmo then yes it will be hard to land a deal (also I am talking about equity deals not LO's).

I would suggest a couple things starting out.....first find out who the top 3 players are in your market and get to know them. Find out what types of properties they like to buy and build a business friendship with them. Secondly become a student of marketing and learn everything you can about direct response direct mail marketing. Then use that knowledge and apply it to this business to find motivated sellers. You won't need much money to get started this way, just a lot of effort and desire to make money.

If you are sending out 2000 mailers per month you should able to EASILY land 1 solid deal per month. If you are not then I would change the list and marketing piece before changing the amount you send out. That or you need to examine your follow up / lead filtering system to see if deals are falling through the cracks.

What lists are you mailing and what kind of marketing piece are you sending them?

Gerald David - Thanks for connecting.....we focus most of our investing in Portland, although we are currently looking at an expansion to Bend because its such a cool place.....that and the market it prime for a comeback. Well I feel much more welcome than on my first attempt.....thanks for the suggestions and welcomes.

Jason Nickel - I do a lot of PPC and general SEO tactics that helps deliver a fairly consistent number of quality leads into my business each month. With the PPC I mainly use google and Bing and for SEO I use a lot of Youtube and facebook linking/posts to help with my organic rankings and search results. I also have about 20 seller websites (one for each highly searched keyword phrase) which will show up as #1 for the searched phrase most of the time since the domain name matches exactly.

OK folks well here we go again since I apparently went about this in the wrong way on my first attempt. My name is Tucker and I have been a full time real estate investor in the Portland area since 2008. I have been flipping houses though since about 2002, just not full time until after the crash. I focus on high end infill building and high end renovations, but we also wholesale a large number of houses that don't fit our higher end model. We have been using direct mail and online marketing to generate deals for the past 3-4 years and rarely buy off the RMLS these days.....which is now a good thing given the dramatic increase in competition. I am looking to connect with other investors across the country.
