If you give me the neighborhood you are referring to and the specs of the home I would give you my two cents on the deal......from initial glance it seems like the deal would be too slim, but your ARV may be higher depending on what you do to the property.

@Jay Hinrichs - The Street of Dreams projects ended up doing really well for us.....but it was a ton of work to participate in a show like that. I knew the development would sell and that's why we got into it originally......and in the end that proved to be the case.
We are actually running at a lot surplus right now in PDX since our marketing systems are working so well for us......and the margins we are getting are pretty darn good, so I think for us PDX is the place to be for the near future. Anyway I would be happy to grab coffee and shoot the breeze, so just let me know.....

This is really a marketing business before anything else....so whether its our $1 bill or anything else, you have to give people a reason to remember you, as well as stand out from all the other crap in their mail box. If you can figure out how to consistently stand out from your competition there is no limit to the $$ you can make in this great business.

@Jon Klaus - we are building higher end homes for between $85-$95/sq. foot and we generally build 2800-3800 sq. foot floor plans on our infill lots.

@karen Margrave - We are paying between 250K - 350K for scrapers in the A+ high end neighborhoods in Portland. The exit price for the new homes is then between 700K - 1million. The beauty of this strategy is that we don't have to buy the scrapers for much less than market value (given its a fixer house around 1,000 sq. feet or so), which makes it an easy sell to the homeowner. We then target these types of homes throughout Portland's best neighborhoods to keep our pipeline full of new build deals.

Mathew Wray - Thanks for posting....and yes I agree Portland is a very overlooked market, but that is just the way I like it. I hope you enjoy the podcast episode.
