Maybe use your architecture/ interior design, construction and project management background to work with other investors at first to build your team and slowly figure things out. You might need to take some time to build your track record at first.

You need to figure out which one fits your current situation. If you have some cash to put down as down payment to get rental and you are able to find rental that cash flow. Rental is slow but steady way to building up your wealth and lower your DTI ratio. Flipping and wholesaling can give your that chuck of cash in a short period of time if of course when you plan and budget everything correctly.

Educate yourself about the market first. Maybe even go there and see. Pull some rent comps and sales comps online. Make sure your number will make sense.

I think you should be able entitle for refund. We gave out refund for not providing basic essentials like towels.

before i find a renter it's homeowner insurance. Once a renter in place i switch it to rental dwelling.

Hey good luck! Welcome to BP you are at the right place. When I purchased my first rental is simply a number game. If my number make sense(I'm very conservative on my first one) I pull the trigger. In hot market where there's still plenty of cash flow (still seller market) My goal was to get the deal first. So do lots of calculation and don't wait when you see a good deal.
