Agree with @Karen Gassman. It depends on your goal. do you also own the land that you park your mobile home on? Maybe same more and move with the mobile home to your new property. This way you have a rental right by your house. easy to manage

Does your condo has rental restrictions? Maybe you can do airbnb with it?

Are you already working with realtors? Your realtor should be able to help you identify the properties that meet your criteria. or tell you it might not be feasible?

Check out Operto. I was at VRMA this year and they had a booth there to showcase their auto system for keyless door control and other smart home feature.

If you buy in your market near you, may be you can take on some minor work like paint and flooring? I like turnkey property because I can rent it out right away. being the turnkey property is still in pretty good price range and can give me the return i'm looking for.

You might not need to mention that to insurance coverage. Airbnb provide some coverage to homeowner as well.
