Essentially, the days of just doing the same basic strategy as everyone else to find cash flow are long gone. Now it takes creativity, time (yours or your team's) and patience.

It's pretty hot everywhere for SFH especially suburbs. If you want to be more specific, those areas with great school district. Buyers are exhausted right now.

If you did refinance last year, chances are if you do refinance right now the rate will be higher than last year. My personal strategy is to buy something with the mindset of hold it forever. Not recommending sell right but because it's not buyer friendly out there especially now. You want to use your property to fight inflation as well. One thing will go with with inflation for sure is rent.. I would probably look into HELOC first and then look into cash out refinance.

I think there should be a more detailed split structure. If lead is team lead then 55/45. If it’s your own lead then you can negotiate a bit more.
