How west you want to be? Mableton? Powder Springs? Dallas? 100K for entire property before rehab is extremely hard to find in this market. Think about it. If cash flows every month this kinda properties are great recession hedge that people are going to keep not sell in this market. I'd love to connect and know more about your goals.

How to find Coming soon/Pre-market deals? I don't see it on FMLS. I like Acworth. I agree with you 100%.

You can find owner information from tax appraiser website. Should be public information.

I'm trying to understand what's reverse wholesaling. How you make money? by being a real estate agent? I started investing by saving enough down payment and doing the BRRRR. So far I own 3 rental. It used to take me 2 years to save enough for 1 house now with the rental income start to build up it takes me half year to save for 1 house.

Interest rate at 7.5% is very high and your net cash flow is very thin.

$50/day is really too high. I add $25/month/pet and up to 2 pet per property in my policy. Did their pet do any damage to your property? I will estimate the damage and deduct only the damage from security deposit.
