Does anyone know if it’s possible to purchase a rental in the US with a 5% down payment? I’m aware it’s quite easy if it’s owner occupied for a year, same with Canada, although there are loopholes we’ve used here in order to not have to stay in the home for a year. Wondering if it’s the same in the states. Any help would be really appreciated

Are there any Real Estate Accountants that are knowledgable within Canadian REI? Currently looking to acquire a property and looking to discover the pro's and con's to putting an investment property into a Canadian corporation. Reason being, my end goal is to have a REI Corp with multiple properties within the portfolio. Not sure if beginning the corp now is advantageous or if waiting is. Any help would be greatly appreciated!

Do any Canadians viewing this have any experience creating an LLC in the US and operating it from Canada. I've been seeing quite a bit in my research about "double taxation" and trying to see if that is accurate or not.

Figured I would attempt this first before going to a cross border RE lawyer.

Does anybody have experience or know if it is possible to transfer the title of a Canadian property into a U.S. LLC? I understand the process for transferring it into a Canadian Corporation, although haven't found anything in regards to an LLC transfer
