@Cecilia Hagan
I would like to see some of the deals coming across that you are finding. Always interested in picking up another rental property where I can create equity.

@Sam B. I am looking to pull 160 back out of it on a refi. We anticipate it will appraise for 210k ish (ARV). I have it listed for 1800 rent now but thinking I may have to lower that to 1750 to increase traffic. I have been getting leads but they have not been qualified. Ill round up some of the before pictures and post those.

@ May Emery It looks like I mailed it a few different times. The first time it was tax delinquent in 2017. Then I pulled it on another high equity list in 2018 and that's what they responded to. Turns out the response was from the son and he was the executor of the parents will. The folks had lived in the house since 1970 so when they were alive selling was likely never a thought for them. This seems to be one of those stories where the timing is everything and having a letter in front of them when they have a need.
I am constantly trying to cultivate new lists. I have do probate, tax delinquent, high equity, etc. My last couple of batches (about 3k letters) got only some take me off your list calls. But if you get one good call it pays off.

@Tyler Pfaffenbach
You’re a young pup. I grew up in HV and was the first graduating class from Marcus in good old 1988.
Let’s plan to get together and chat along with @Trevor Reed
