You may have a difficult time with buy & holds here. It's certainly doable, just difficult.

If you are just looking to make good money as an investor, and are not married to particular strategy, there is very good money in Buy-Fix-Sells here on Oahu. Lots of 6-figure deals here, mostly with SFRs. You can flip condos too, for a lower cost, easier to renovate, and Salt Lake has plenty of them.

Good job, that's a sweet deal! In addition to the capital gains tax, you can also get the principal residence home exclusion, which could mean your $200k profit would be tax-free. Even more sweet!

I primarily flip houses on Oahu, but this summer I'll be developing some new-build houses over by you in Kona.
