BP is a great resource, and its even a good way to meet REIs in your local area. 

I'm here on Oahu, too. Been investing full time here for about 12 years. I bought my first place in Mililani a long time ago, and I still have a couple of rentals in Mililani. Most active investors here making the big bucks are flipping and doing development projects. Getting stuff to cash flow here is difficult, though possible, if you get really creative with your take-down strategies and/or your financing. While the passive income is cool, I personally enjoy the thrill of flipping and development.

I wouldn't be too put off by the higher prices here. Once you get financed for the higher amount, its not uncommon to make $80k or more per deal as a pre-tax net. Most of us use private money for this, and its certainly do-able.

I have a small group of wholesalers here on Oahu & Big Island, who do exclusively wholesaling. Sounds like you are on the right path. You are also correct in noting that the MLS is not a big source of deals, which is also why realtors struggle with finding investor-quality deals for investors. That said, I don't exclude the MLS entirely, as I do take down a deal from that source on occasion.

A small place indeed, Ivy. 3 hours ago, one of my bird dogs found a potential deal, and being a large lot that could be divided and developed, it required a good deal of extended due diligence. The issue - its on Kauai.

We said to each other, if we only had a well-trained investor over there to look into things....
