Steve O'Keefe you got to look at your goals and think about what you would do with the profits. Having a couple of properties paid off would be preferable to me than 401k but everyone is different. Also, you may have to go out of state if you want cashflowing properties, if you’d rather stay local then hanging on to those wouldn’t be the worst idea. Good luck.

The simplest way that I would look at it for myself would be to look at my cash on cash return for rehabbing my duplex. An oversimplified example, if I’m putting $25k into my duplex and by doing so I’m able to get an extra $5k a year in total rents then that would be a great return on my money any where, especially in SD real estate.

Ben Payano 92101urbanliving.com is what I’ve heard about multiple times when individuals have tried to look for downtown rentals. That’s one potential option. Not too familiar with downtown rentals. Good luck
