You only have to have lived in it 2 of the last 5 years to not pay capital gains. Even though you haven’t lived in it last 2 years but lived in it any two years of the last five then you are good and don’t need to pay capital gains.

Based on what your saying and what you want in your market. Might not be a terrible idea to just buy the 5 you want highly leveraged with you 10% cash return on each one. Once you have purchased all 5 then start using all positive cashflow from your properties and partially your W-2 income to pay off one home...keep doing the same until you pay off all your homes if that’s what you want. Each market is different. Hard to always use cookie cutter information from other markets in your own. Doesn’t always apply. Good Luck!

@Jon B. good to know you are having good luck with them.  I reached out to their main office a couple of times and they were supposed to have their PM in Springfield get back to me...never happened.  I was surprised cause I heard they were decent.
