One thing to think about when your first starting out as my wife and I did several years ago, is think about what happens if the property is vacant. Buying your first rental can be pretty scary, but you can relax knowing that if the property is vacant for a month (or two) you guys can easily afford the mortgage. I worked the numbers and chose the first properties based on the price point we could afford to pay if needed. That's how we started, and it helps sleeping at night. That was ten houses and 2.5 years ago. Over leverage will kill your real estate career from the begining if you're not careful. Good luck, by the way, my wife just retired from her job at age 41 because of our passive income, I love real estate investing!

I'm a real estate investor in Atlanta Ga. Like many who posted, I've listened to the Lifestyles podcast for the last three years. I finally decided to take the plunge and join. I flew to San Antonio in November for the two day class, and signed up for the 10,000 PIG membership level while I was there. That's how strongly I believe in what Lifestyles does, and as you can probably atest to, they are light years ahead of other real estate groups around the country. That's why I'm starting to invest in Texas and not Atlanta where I live. They do practice what they preach. I networked with mentors there (including the President and V.P.) via Facebook and e-mail before spending a dime on any membership. They will help you regardless of your membership or membership level. Hope this helps someone else.
