Thanks everyone for the responses. Wow Marc what a story, it's sad when you really try and help people and get treated that way. Thanks again everyone, I enjoy the feedback, I always feel better after venting to other investors.

Luckily no injuries, and the tenant will pay the deductible. She's been a really good tenant, so I'm hoping we can get through this with no legal drama.

Sunday evening while finally sitting down to relax and watch a little football, I get a frantic text from one of my tenants, "Call me now please." So, before I could call her, another text comes in, "I really need you to call me, it's an emergency." Why on earth she chose to send text messages rather than call me I'll never know. It's that moment in every investor's career that you know will come, but you pray it's not anytime soon, yup a fire. The tenant's original explanation was that the kids were cooking french fries and the grease set off the fire when it hit the burner.

Funny thing happened the day after the fire, she claims the cause of the fire was a faulty plug on the stove. Fire inspectors will be out today to try and determine the exact cause, but I think I see what's already coming. Ugggghhhhh. I do have a large umbrella policy, and the property is in an LLC, so I'm not too concerned.

Quick Tip: I learned from other investors a long time ago to put a special clause in my leases that strongly encourages the tenants to get renters insurance. I even put an example of a water pipe breaking and destroying all their belongings, and inform them in the lease that my insurance will not cover their property, my insurance will only pay for the damages to my house. I have them initial that section as acknowledgement. So, even with that when I asked her if she had renters insurance the answer was no.....

I recently started working out with a friend who happens to be a power lifter. In many conversations with him, I've found that so much of what we do in the real estate world parallel's the power lifting world as well. For instance, stay focused, determined, always give back, only a few will put the work in that's needed to be successful, willingness to sacrifice, etc.

He sent me a link for a video that I thought was great, and very inspiring. This is Dave Tate, a power lifter, and successful business owner. He explains "The why."

I've sold several properties to Blackstone, via Invitation Homes in Atlanta. They seem to be dragging their feet now, anyone know of other hedge funds who are actively looking to buy properties in Atlanta?

Looks homemade with the pic shown. Other turnoffs would be having to give personal info just to see what listings you have. I just move to other brokers when I run across a site like that.

When I first started investing about four years ago, we gave everyone a free month of rent if they renewed (provided of course we wanted them back). We no longer offer that program except to a handful of original tenants who are still with us. Most people would think that's crazy, but I've got a handful of homes with long term tenants in them that keep renewing because of the free rent. I figure it's a lot cheaper than having to turn a unit or multiple units every year. I've made all of that money back in constant cash flow without all the turn over. We offer other perks now to newer tenants, and may go back to the free rent if we see we need it in the future. I always try to offer what others don't / won't in our area.
