I have been buying homes to rehab, and using this formula to determine an offer price....ARV less 30% less rehab costs. Anyone have a formula for buying something to hold and rent?

Thanks, Travis. I will get that pic...thanks for reminding me. I do have a profile on [REMOVED] King William Rd Richmond, VA on Zillow. My goal was to get under contract within 30 days. It has been on the market 14 days with great praise from everyone that has looked at it.....about 60 people, but no contract. We do have one person that has looked at it 3 times. I was thinking of lowering to $360,016 on Monday if we have no offer.....hopefully to entice an offer from her. What are some bonuses or seller concessions that you speak of? We have 3 houses on the market and a 4th currently being rehabbed. I am interested in any input.

On an investment home, when do you drop the price if you have not received an offer? 2 weeks, 1 month, etc.

Anyone have a schedule they use when rehabbing? What do you do 1st, 2nd, etc.? I would imagine painting and floors are last.

Don't forget your "holding cost"...utilities, etc. My thought is never cut corners and price accordingly. Best of luck.

Thanks, Jeff! What I am trying to work up is an annual budget on $1,500,000 in home sales. In figuring out the expenses I got stuck on the holding costs. My best educated guess would be around 6% (which would include closing cost). Thoughts?
