Depending on the relationship with the client, I will sometimes have them sign our state disclosures having me as "neutral" which has certain requirements. I usually have them sign that in case they want to view properties I have listed, because in my state I can't "represent" both sides, I can represent one and assist the other, or go neutral. All are defined by state law in what's required.
If she's worked for you this much I figure you should give her a call directly to explain your position, and let her explain how she plans on making it a win. (For instance, if I go Neutral on a deal, I won't be negotiating against either party ad it can still be a win win that works for all parties.)

Hand written notes, and hand addressed envelopes:

I'm an investor looking for properties in the 'Main Street' area. If you would consider selling please give me a call today!

Investment company name.
P.S. I'm also a Realtor at Keller Williams Realty, so even if I don't buy your property myself I can help you find the right buyer."
And I include my "I buy houses" fridge magnet, and have received calls many months after the mailings. Usually send to neighborhoods I want, and vacant or other distressed looking properties. Mentioning my brokerage keeps me in compliance with state law, and I never want to mislead people about what I do. I've bought about 6 properties this way and have picked up a couple listings as well. I like to keep it super short and simple, hand written with reasonable handwriting. Works pretty good for me.
