Hi @Will Zena - I had a very brief email exchange with Clayton and he stated there was nothing to worry about. He attached a screen shot of the still active license. With that, I'll continue to use them as my PM.

Keep it up @Son D. - it's very valuable to document your transparent journey. There's a great group of people on BP that want to help out. Someone in Indy randomly offered to drive by my place and take photos for me and maybe someone will offer the same service to you. If not, as someone suggested, you can use the online site: WeGoLook where you can send someone to check on your place.

WOW! No surprise here as you all have read how frustrating communication has been with Ocean pointe.

Reaching out now to dig down to the bottom of this!

I want to make this crystal clear: I am in no way promoting Morris Invest or recommending them as a company. I am simply documenting my transparent and real journey as a new Real Estate Investor. I just happened to use Morris Invest for this particular property.

This whole post is about the Ups, the Downs, the frustration, the challenges, and the wins. Right now, rent is rolling in consistently, so that's great, but we'll see how things are in 5 years, 2 years, 1 year, 3 weeks, tomorrow...

Bottom line: I'm in a better place than I was a year ago. I've learned more in a short year than I have ever before. I made some great connections on this site and in person, and am now lined up to purchase my second property (not with Morris Invest).

Love you BiggerPockets!

Hey BiggerPockets Fam!

Ninth rental check in the bank: $750 gross rent - $75 management fee = $675 in my account.

No maintenance expenses for December. I've officially owned this rental property for over a year now. Looking for #2. Wishing you all an amazing 2018. It'll be the best year of your life!

Hi @Nate Hammond - I have a couple options lined up for my second investment. I've met some great people through BP, this post, and in person in Indy...whom will be key players in the purchase of my next property. I will keep you updated.

Contemplating another post similar to this one..we'll see

Hello BP!

Hope everyone had a great Christmas! It's still technically "holiday season" and while everyone is hanging out with family/not thinking about work...naturally it's time for me purchase rental property #2...plus the market is a little easier on buyers in the Winter...

I've secured financing and am currently looking for another property in Indianapolis.

But don't worry, I'll continue to update this thread with any pertinent information regarding this specific property.

Happy Holidays everyone and Happy Investing!

Hey All!

Eighth rental check in the bank: $750 gross rent - $75 management fee = $675 in my account.

No maintenance expenses yet (*knock on wood*). Crazy, December marks the 1 year mark since closing.

Hey BP Peeps!

Another quick and boring update for you. I officially received my seventh rental check deposited to my account this week: $750 gross rent - $75 management fee = $675 in my account.

No maintenance expenses yet (*knock on wood*), but I did just pay my second half property taxes which cost me $600. But, I still have decent cash reserve built up and I've been taking monthly cash flow.

Hey BiggerPockets!

Here's another quick update for you. I officially received my sixth rental check deposited to my account last week: $750 gross rent - $75 management fee = $675 in my account.

No expenses or repairs yet (*knock on wood*). I've built up a decent little reserve for any costs that might pop up unexpectedly. And property taxes are due in a little over a month.

Also - I can't believe its almost been a year since I closed on this property!
