First attempt at BRRRR. Not quite enough margin to pull any capital out

Hello BP Community! I've been reading for a while but never introduced myself. My name is Tyler Kuyrkendall and I'm from Birmingham, Alabama. The Bigger Pockets podcast started my interest in real estate investing. With each episode, I wanted to learn more and more about it and how it could help me achieve financial independence. I'm really interested in the BRRRR method, because you can compound your portfolio so quickly. I currently have one door in the Birmingham area but looking for the next one. My immediate goals are to build my network by attending meetups, reaching out on BP and social media, and calling local agents/lenders/wholesalers. My next goal would be to have 25 doors.

Anyway, I'm excited to be on this journey with everybody here!

@James Wise your guide is great but this is slightly more intricate than what you have listed.

@Linnea Minnema I drove through the area and there is a distinct difference from Crestwood. It feels like Crestwood still has opportunity to become more gentrified before it takes over the Oak Ridge Park area. I'm definitely going to keep an eye on the area. Thanks for the input!

Hello Bigger Pockets! I'm somewhat of a newbie on here, mostly a reader and haven't posted much. I'm working on finding my next deal after a fairly successful BRRRR in Chelsae, AL. I've been reviewing properties in the Northeast Birmingham area and I've found a little pocket east of Crestwood North and south of South Woodlawn. Just looking at the map, the price disparity in this little pocket ($50k) compared to Crestwood North ($300k) seems pretty dramatic. Do any Birmingham investors have any insight? I believe the area is called Oak Ridge Park. I know prices can vary from street to street but that's almost worth taking a chance to me.

Hey @Jarod Flanagan, I am trying to get started in Birmingham using the BRRRR method as well so I can build a solid portfolio as soon as I can. Though I'm just getting started, I agree with @Scott Starkey's analysis of the Birmingham metro area. There are some great B and C neighborhoods with good potential. The only knock on that area is that school districts aren't the best. I've also seen interest in East Lake but in my opinion it's at least 3 years out before seeing some big growth.
