To start off Tyler will give everyone an update of where we're at with one of our more complex deals. It's a severly mis-managed 48 unit complex. He'll talk through some of the ways he's tried to approach this deal, the negotiations, the underwriting and where it's currently at.

After that, we'll just open up for a Q&A and to talk about people's goals and see how other people in the group can help!

Post: Starting a property management company

In Iowa, the property management company needs to be a brokerage. All your PM agreements will be with the brokerage, and you'll need to have a state audit-able trust account for all the rents to go into. When I started my company, I tried having a separate LLC that wasn't a brokerage (even though I was licensed) and got fined.

6:30-6:45: Introductions

6:45-7:00: Goals of the groups, tools/information sharing

7:00-7:30: Adam and Tyler just closed on a property with their first Real Estate Syndication. They'll walk you through how that worked and different ways to be creative with multi-family deals. 

7:30-8:00: Open Floor, feel free to ask questions, share deals you may have that you could partner with someone else, etc.

I've never heard anything good of any home warranty program. For the properties we manage, if the owner wants, we have our plumbers go through the furnace and AC once or twice a year. Seems to be a good form of 'insurance' for us. 

As far as appliances, we just deal with them when issues come up.

We see the same thing as @AJ Leman, but I always figure fully assessed property taxes in my financial models.

Looking for an Experienced SEC attorney recommendation to set up a 506(b) in Iowa. We will be raising funds from other states other than Iowa as well. Targeting investments in the Multi-Residential space, 8 units and larger. Thank you in advance!

We've been told that as long as you're not evicting due to non-payment, you may have a shot. So you were correct in serving her the 30 day notice, and if she doesn't move out, then you can evict her based on that. But it comes down to the judge unfortunately.
