I would highly recommend Roberts and Eddy in Independence Iowa. I specifically work with Brian Eddy. He handles our taxes for our property management business, and property holding companies. 

Keep track of your expenses and make sure you have all your documentation in line. Then we'd go after them for any costs above and beyond their deposit. Fireplace not working isn't a critical issue, and sounds like you did what you could to swap the furnace.

My company manages a lot of homes in the Waterloo/Cedar Falls area of Iowa. When you're looking in C/D areas, it's hard (not impossible) to hold to strict rental applicant criteria (3X rent for income, no previous eviction history, etc). So we've found that we sometimes have to take calculated risks on applicants in order to keep the places full.

The property management company should give you reports that will satisfy your accountant. I'd recommend getting an example report from your PM and send it to your accountant and make sure they're happy with it.
