@Adriana Rego  Sorry to hear this.  Xplicit Home Loans emailed me a few days ago with a generic email from Rodger Gregory and I replied out of curiosity saying that I was cautious it was some sort of scam.  I asked for additional details to see if it was legit or not.  I got a long email back with all the terms and conditions.  I only responded asking for their company name, contact details/website, and which state they are incorporated in.  Once I got that information I Googled it and this post popped up.  Thanks for raising this issue!

@Ben Moccia Hey Ben, as a Realtor in the area I can say it's a case of low inventory and high demand.  Deals are still out there, and can be hard to find.  When you do find one you need to move quick.  There are a lot of investors actively searching and well established wholesaling firms also.  In my personal opinion, the Boston area is best for long term investors as opposed to seeking quick returns.

@Connor Sheehan Lots of great advice in this thread.  I agree that it will be property and location specific, likely further out from the city.  One thing to keep in mind is that while inventory is low and demand increases in the Spring market properties will tend to become more competitive and loans with low money down will be less favorable.  If you haven't already, I suggest connecting with a great lender to figure out the best financing options for you.  From there you can research areas with properties that you can afford and connect with a great agent there also.  You should ask your agent to help identify off-market opportunities if possible to help reduce the competition.

Hey everyone!  My name is Tyler and I am a Realtor© based in the Boston area.  I'm originally from Iowa, lived in Arizona, Switzerland & Qatar and now Boston, MA for the last 6 years.  I'm devouring the BP podcasts, books, and just beginning to start analyzing deals.  I'm fired up to get started investing and there are two main deals I'm primarily focused on in the short term: Duplex in the Boston area for my wife and I, and a duplex in or near Cedar Rapids, IA.  For the latter I'd be eager to discuss partnering with another investor.  I've got the tenants lined up, and am planning to find and secure the deal.

My longer term goal is to be financially free in 10 years or less and work to grow the business because I want to -- not because I have to.

In my spare time I primarily enjoy cycling, hiking, traveling, and excellent food.

I look forward to networking and meeting some awesome like-minded people here on BP!
