@Joe Splitrock thanks Joe and I definitely should have. These guys were not on a lease and month to month at the time I inherited them. I will learn for the future since I should have. It's my first property so i should have gone back asking for that emergency contact info

Hey guys! I have a 4 unit currently. 2 vacant units I'm rehabbing and the other 2 I inherited tenants on.
Went there yesterday to work and a neighbor told me one of my tenants was pulled out on a stretcher with EMS and her cars been gone for 6 days now.
Nobody knows anything else and hasn't heard from her yet.
What exactly does one do in this situation??

Looking for a plumber recommendation, renovating a couple of units, doing most of the work myself. In the bathrooms now, Gutted and want to replace the shower valve assembly but it's got an old steel pipe as one of the feed lines, and it runs along a stud. Past what I want to get into.

@Eric Van Deman appreciate your feedback. Do you know anyone else that has BHG and might have made a claim? Definitely wanting to go with that company for the price but don't want to regret it

Hey BP, I was wondering if anyone has had any experiences with Berkshire Hathaway Guard insurance. Among the quotes I got for my first rental they are the cheapest and leaning towards them.
Was wondering if anyone on here had an option on them if they had to make claims and how "easy" the process was or wasn't.
