Hello. "Stocks" are fractional ownership interests in companies that are traded on a public exchange. That structure in a vacuum is neither good nor bad. The prices of stocks are set by supply demand of buyers and sellers. That's not rigged. It's just a clearing price of what people will buy and sell an asset to each other.
is there speculative excess in certain stocks? Of course. Some stocks are extremely overvalued. In the longer run those particular stocks will likely gravitate to their fair value (which is generally based on the present value of their future cash flows).

Hey. My understanding is VTI and VTSAX own the same underlying stocks. So they're identical in that regard. The difference is VTI is an ETF and VTSAX is a mutual fund. It's just a structuring thing on their end. For your purposes, I'd go with the ETF because ETFs tend to be more tax efficient and you're investing in a taxable account.

I echo what others have written. It's time for an attorney unfortunately. Not to force him to finish the job but to get him out of your life so you can hire another contractor to finish the job.

Congrats on the baby!
My advice would be to take your lumps and sell the investment property. It's a bummer to make a mistake but it happens to all of us.
Is it a single family? If so, you may want to wait until the lease expires first (so you can kick out the tenant and maximize the sale price).
