Hi All,
I am a relatively new investor (own two properties, one primary residence and one vacation rental), looking to push the gas pedal a bit. I live in Thousand Oaks, California, and there are really not any viable options within a reasonable distance to invest for cashflow. The Indianapolis market is one that has interested me for a while now - a city that appears by all accounts to not only be stable, but on the rise, with home prices in the range I'm interested in. I'm reaching out to you all to see if you can recommend any great agents that specialize in investment properties, more specifically multi-units. The other area I'm looking for recommendations in is property management companies. Appreciate the recommendations in advance, and would love to hear any additional thoughts on investing in this market!

I have an airbnb place up there that does very well. I manage from 3 hours away, and use a great cleaning person as my eyes and ears (along with cleaning the cabin. Also have a great spa guy, if you need one of those. Let me know if you'd like to chat or would like their contacts!

@Dustin S. I'd love to pick your brain a bit sometime. I live in Ventura county (Thousand Oaks) as well, and have been looking into investing out of state. I currently hold a property in Thousand Oaks and one in Big Bear Lake, but am looking to begin purchasing out of state, and TN/NC were both areas I was looking into. Charlotte was one of the areas of interest, but where in TN did you invest? Which area have you seen better performance? Thanks!

I live in Thousand Oaks, and you are correct that nothing in the area really cash flows, or even comes near the 1% rule (except for some of the rougher areas in Oxnard). Hi Sri,
I am an investor from Thousand Oaks in a very similar situation. I own two properties in the area, and have considered selling them, moving the profits into markets with less fluctuation, and begin purchasing in the area again once prices decrease, whenever that may be. Any purchase in the area right now is purely on speculation of appreciation, but there is only so much more room for these properties to appreciate. One area that I have seen success in, including for myself, has been vacation properties (I've had some luck in Big Bear Lake area). Best of luck!
