Thanks @Paolo Nascimbeni and  @Russell Brazil. I bought it exactly for where it is. Not as expensive and the development spill is inevitable, it may take a while though.

Thanks Darren Eady . Russell Brazil the lot is on the east side of tracks, .5 miles north of the metro station. With the new zoning is in place for that area, it's in a prime location once one developer takes action so i want to hold it as long as i can, but in the meantime, i want to pull equity out of it to invest. Any local lenders you can recommend i can talk to? Thanks.

I have lot in Rockville, MD that's paid off. I don't think there's such thing as land equity loan is there? Can i get credit using the lot as the collateral?

@Derek CarrollMuch obliged. I have a better idea now. I have some cash reserve, but i just wanted to know how far i can push with my "soft' cost items. The more i can include them, the better (less risk, higher return) opportunities i can pursue. Thanks again.

I am a senior architect with 16 years of experience with high rise residential design. I gut rehabbed a couple properties (designed and built) with my own resources, but considering this route for investing further, can i include architectural design fees and GC fees as part of my down payment when seeking a loan for a buy-hold or fix and flip property? Are there any regulations controlling what services can or cannot be included in the down payment?Thanks.

Hello good people of BP,

I am Ty, an architect and a contractor from Bethesda, MD. My day job is designing high rise residential, mixed use buildings all over east coast and my passion is to design and gut rehab single family houses and townhouses. I bought and gut rehabbed 1 townhouse and renovated 1 single family house to date, and purchased a vacant lot to build my first new single family house. Both properties have been very profitable due to the fact that i completely redesigned them in the modern style that i am accustomed to designing and people love them. Anyway, i have a sort of marketing question, i am interested in a property that's been up for rent for a while but not sure as to how to approach the landlord. A cold call, a letter, knock on his door? How does one go about approaching a non-seller to sell his property, apart from the non-discriminating mass mailing?
