Yes propstream is awesome it helps me with list pulling and with running comps. Just have to make sure you know which data to look at and how to properly pull list.

Investment Info:

Single-family residence wholesale investment in Central.

Purchase price: $89,000
Sale price: $105,000

Cold called owner negotiated a purchase price got it under contract and then flipped it over to my buyer for a 15k profit

How did you find this deal and how did you negotiate it?

Pulled a probate list on propsteam.

How did you finance this deal?

Assigned it to one of my buyers.

How did you add value to the deal?

Buy getting it for a good purchase price and leaving room for my end buyer to make money.

What was the outcome?

Assigned it to end buyer for 15k.

Lessons learned? Challenges?

Stay Consistent and make sure you are on top of the title company and seller.

From there we can gauge the rehab pretty well. We always explicitly request shots of the roof, HVAC, Water heater, Electric panel, and all major rooms, exterior, and the neighborhood.

Ok virtual wholesalers what services are you all using to have someone view the property for you. Besides a realtor friend of bird dog etc is there a pid service I can use.
