My first property had to be on certain blocks, 20x100 lot (wouldn't even consider an 18x100 lot). I saw properties for around $550K with some work needed but I was convinced I could get something cheaper and better. Eventually went to contract (fully executed) for $375K on a smaller (16x100) property in my target area. Got screwed out the deal by an all cash buyer (I'm not liquid.. looking to do a 203K). House now on the market for $1.2M (http://www.primehomesny.com/property/decatur-st-brooklyn-ny-11233/). Fast forward to now I'm priced out of bedstuy. So now i'm looking in cypress hills and ENY. Again I have a fully executed contract. We'll see how this goes.

To sum it all up... don't be too picky, but do due diligence and if your target areas are not working out expand. If this deal works out i'm looking to purchase some property in Buffalo and Rochester and my next investments.

Joe

@Joe Barclay

I noticed you were looking to maybe buy out in our neck of the woods. Let me know if you are interested!

@Zachary Smith there are two property managers in Buffalo that I would recommend. Based on sized I would go with @Andrew Schultz I have worked with Andrew very closely and will take good care of you in the buffalo market.

Post: Property Management 1099

I have a question regarding 1099 for doing property management for a broker in New York state and I am not sure of the answer so I figured I would throw it out there. I was having a discussion with someone last night about this ( and he is on BP so if he sees it sorry in advance ! as I am not a tax person that is why I am asking)

When property managing you have your deposit and operating accounts at your broker and they issue a 1099 for rents collected from a tax liability standpoint this has to go to the agent ( me) my partner and I have a partnership (includes both of us and has a tax id) can we have the 1099 ( tax liability) go to the partnership rather than me. This will get very messy at tax time if we can't do this.

let me know your thoughts.

Hi Daniel,

Canadian market is in a very different situation than US, here prices have been increasing every year for probably 2 decades with very few exceptions, so prices are high.

There is almost no foreclosures, there is multiple offer situations with people offering more than asking price.

I have been investing in Toronto downtown in the last 7 years in triplexes and getting returns of around 15% cash on cash through buy in bad shape /renovate/rent/refinance which requires a lot of work and capital in the first year. Like it was said before, you have to create cash flow/equity.

According to my analysis, you get bigger returns on properties/buildings with more than 3 apartments.

I am now looking in Hamilton since there is a chance of more cash flow without doing anything.

Financing is important. The reason I am not investing in US is because I can buy with 20% down and get higher ROI than buying in US with 50% down or all cash. In some areas of Canada there is still a possibility of getting 5%/year appreciation even with insanely high prices.

I don't know what kind of financing you can get in Canada.

I think you are on a good track by staying in US.

Did you take a look in Buffalo? I heard there is a revival in some areas of the city like it's happening in Hamilton/Ontario.

Filipe

yes take a look at Buffalo, if you have any questions about Buffalo let us know. We can give you a hand. I will also be up in Toronto this weekend for a meet up if you want to chat.

Jerry,

welcome to the forums and nice post! It depends on the area of buffalo but I don't think this is a deal (or at least isn't for me) one thing you didn't put in here is if utils are seperate or not, I always make sure of that.

Remember you should always calculate your properties as if you were paying a property manager just in case you decide to leave the area. It really makes sense ( or decide you just want to collect rent checks)

We are having a local meet up in Buffalo and we would love to have you come join us we could talk about this deal.

Also, I see you work at a bank may I ask which one? I also work at a bank and if you are downtown we could even grab a bit and chat.
