James, this is a daily process for me. I use it as a real estate agent and also force all of my tenants to sign them electronically. This makes it easier for them to not to 'forget and lose the paperwork' and never return it. We use docusign.

you have a few options.

You can ask the current owner to start the eviction process to get them out. This will be the easiest for you but he might not be motivated to do this.

You can put in a low offer to him that the understanding you will take care of his 'problem' but you can't offer as high of a price. Following this you could do cash for keys or evict. Figure out what kind of budget you will need to incentivize these folks to leave. I wish you the best.

If it was me I would continue to save up more and go conventional. With FHA you would have to pay PMI and it will get expensive. Another option is to get a 'gift' from a relative to help with the down payment.

I echo all the comments above. You want to make sure to ask for sample reports and ask about previous clients for feedback. You want to make sure you have a quality inspector that has your interest at heart.

My partner and I really want to grow our property management business but need help finding more clients. Unfortunately, we both work full time and really don't have someone as more of a mentor that can teach us how to really help us build this part of our business. What should we do to grow this ? I know almost everyone says they get leads from word of mouth but it is difficult to do that in the beginning.  appreciate any advice or kind words.
