haha I agree that will probably not work. I also got a couple emails from others that could not make it. I am looking to make it October 28th or 29th. I did not want to push it so far back but I want to get maximum responses.

Dave,

I think it depends on the tenants. We usually do yearly inspections because it is just good practice to at least go look every so often. Many times when we are fixing something at one of the properties we might knock on one the other places and take a quick peek inside. I think quarterly might be overdoing it but that is up to you.

@Andrew Schultz Charles and I were looking at something like this as well for buffalo. Maybe combine efforts! just remember 4+ is commercial but I am sure you know that as an agent :)

Business with family is usually a bad idea. I feel like doing a deal like this could build resentment in the family.

I agree it could be pricing as well if I show a place and tons of people are interested but no is willing to step up and rent it usually means the price is too high. I also believe the application fee doesn't help.

I agree with Ned on this, especially if you are a high quality tenant compared to others.

I am not certain as I am not a code guy but I do believe for a basement you have to have two forms of egress and the hot water and heaters ( assume in basement) must be in a separate room and must be surrounded by fire retardant material. That is what I remember from when I was in RI. Now NYC I do believe that it is possible that ALL basement, cellar aparments are illegal. Someone please correct me ?
