I just bought a property and it’s about half a mile from a giant development of huge corporate buildings, restaurants, apartments etc. has anyone dealt with leasing to a company for their traveling employees, or selling to one? I still have to rehab the property before any of that, but it’s definitely going to exponentially increase my value.

Hey Carlos Vega the one I have currently is in St. Charles. I’m on the hunt for the next one, more towards mid-town; Maplewood, tower grove, Benton park, south city etc etc

For me I wouldn't mind living close to a gas station, particularly for the proximity to the amenities. I would consider Airbnb for it, because while tenants have a short term view, airbnb clients have an extreme version of that, and considering the location, it makes a lot of sense.

All that said; your point is well taken, I wouldn't have thought of looking into those factors.

I’m looking at duplex in a very desirable neighborhood, where I want to live, close to a ton of amenities. I can pay cash for it, which is part of my short and long term goal. The question I have is... it’s next door to a gas station. Would that turn you off, or would you still go for it, considering the value of a property in this neighborhood is really high.

Hello House Flippers!

Just curious as to what type of product should I ask an insurance company for when I call them to cover my flip. At the moment I’m only planning on doing 1 flip at a time (part time flipping), and I have 1 buy and hold rental.
