Is the rental property technically listed as your primary residence? A HELOC can only be applied to primary's, not investment properties unfortunately.
But it does sound like you could potentially look at doing a cash out refinance and certainly have enough for your next down payment. Let me know if you have any questions, I was born and raised in the springs and still have family down there so I know the area well!

Congrats on the duplex @Brittany Guimond!
My fiancé and I live here locally in Denver as well and just bought a SFH that is basically a duplex since it has a separate entrance basement with a full kitchen. We are planning to do exactly what you and Grant are doing by renting one side out and then cash out refinancing for our next place.

Love the question @Alicia Marks! Much like @Ryan Williams, my big "why" and BHAG revolves around financial freedom and helping other achieve financial freedom themselves.
I am fascinated by travel and learning how other cultures, and other human beings choose to live their lives. My fiancé and I are working hard right now to disassociate and untie the connection between our time and our money so that we have the freedom to travel and connect with more people around the world. Working in the STR managing business for many years and now as a full time loan officer, I know that this can be accomplished through real estate.
My personal BHAG is to have 10 cash flowing properties in the next 5 years. (currently looking to get my second within the next 9 months or so) My career BHAG is to finish the year in the top 5 for loan volume within my entire company (currently sitting at #6 with just over $11 million in loans closed this year).
I love this community for the support and knowledge everyone provides, so please let me know if anyone wants help or an accountability buddy while you are out there striving for your own BHAGs!
