In our experience, 90%+ of those that don't (at least in Detroit market) are newbies that have no idea how to properly price a deal or do the proper paperwork. So, even if they have a decent deal, closings turn into nightmares and many do not close.
Great point! I am an out of state investor to IN, however in my local market I know a bunch of successful and professional wholesalers who don't pop up in google search.
I will be cautious though. Thanks!

You're brilliant however your comment doesn't help with my request. I've already done that and used BP as another way to connect with those who don't invest in SEO

I connect you with my lender. However, they require 25-30% downpayment on your first rehab, which goes down with every rehab project to minimum of 10%.
See if you have way to pull some cash - 401k, home equity line of credit...
I am also on Long Island and looking for properties that I can rehab. Let connect.
