Congrats! You can post in the Marketplace on BP. I'm a local wholesaler and I have buyers looking for properties, just PM me.

Other ways to find cash buyers.

Go to meetup.com and find the next  meeting. Network, pass out your flyers, and they usually have a segment for you to pitch your deal.

Blast it on Craigslist 10-15 x's per day with different titles and descriptions, and back page once per day, flipnerd, etc.

List it on Zillow Rental Manger formerly Postlets.com

Place 20-30 handwritten yard signs in the area describing your deal

All this needs to be done with "hair on fire mentality" and you will find a ton of buyers if you have a good deal.  If they are not biting, ask a few buyers why they are not interested and renegotiate the deal.

Hello BP

I have a deal that will require an Elderly couple to downsize from a 3,000 sq ft home to an 1000 sq ft apartment.  This will require them to sell about half of their furniture.  They are on a fixed income and disabled so they will not be able to move things for a garage sale.  Does anyone know of any companies that are willing to offer the couple a buyout of some sort and pick up the furniture?

I will have to repeat with others or saying. If you have a good deal, but need to figure out your exit strategy, Get it under contract first. If you do your due diligence without it being under contract, you take the risk of someone else swooping in or the seller will begin to doubt your ability to close. However  , wants you have it under contract, you don't rest until you deliver on your promise for name sake.  You will feel a little anxiety once you get it under contract, but that's natural, because you are the person in charge of the transaction from contract to close.

The Patten Law Firm (Texas American Title) are investor friendly and will do a double close with transactional funding. 

Post Oak Title company (post oak location only) will double close with end buyers funds, as long as it's same day, with separate HUDs which will keep the assignment fee anonymous.

Most will do assignments.
