Hello. My name is Chip. I am a self employed contractor. I have a N.J. Real Estate Lisence, but I am currently inactive. My girlfriend is a working realtor here in Ocean County , N.J.. I had a ranch that I added a second story on a few years ago and created about 100,000 in equity. Then the divorce!!! To make a long story more boring. the mort. rep I used to re fi with for the add a level called me in July and had a friend who would hold 20,000 and give me a seperate loan for 20,000 on a beat up ranch he had. The mort rep also had an appraiser that inflated the appraisal of the house. Every thing was going fine until it hit the underwriter. They would only go 70% LTV., leaving me 20,000 short. I, of coarse, do not have the money, and the fact that my house went in foreclosure, from the divorce, did not help at all. Although it sold before it was foreclosed on, I guess it was a pretty severe mark against me. My score is 601 now. What I am asking you, is, do you know of any sellers willing to do what I almost had? and do you have any other ideas for me to obtain R.E. in my name now? Even if you cannot help me I will forward your ph # to my G.F. and her office.Giving away airline tix and cruises is a fantastic selling tool. That is impressive. Hello everyone. I joined in April and have finally put together my first deal. Please respond with your thoughts. Here it is. 3br 1 ba ranch just over the bridge to a popular Seaside community on Jersey coast. Purchase price 215K Appraisal and inflated purchase price 285K. Bank loan 238K. Seller take back 20K. Seller 2 yr no payment/interest loan 20 K. Realize 48K at closing . House is in bad condition. Add 2nd story and rehab lower level with the 48K. Into property for 268K total. Sell by Jan 03 for 335. Profit is 67K. Sounds great right ? What am I not seeing? Please advise. Thanks, Chip.

Hello All. My name is Chip. I am a small residential contractor here on the beautiful Jersey Shore. I purchased a 2br 1 ba ranch in 2001 and by 2002 my beautiful son was born. By 2004 I put a second story on the home and created a beautiful 4 br 3 ba colonial. I had created 100,000 in equity and was ready to begin my dream of buying fixer uppers when bang!! Caught her cheating , 2 yr divorce and custody battle. The home sold for 255,000 and between the lawyers and the ex, I am once again broke. I am so talented and have a keen eye for property that has great potential. I need your help. I am hoping to find an investor that will work with me. I can do all the work. I need someone who will help me get back on my feet and persue my dream. I am not looking for a hand out...just someone who will allow me to do what I do best.Turn dumps into beautiful homes.
