Is there something going on with the pdf generator? It doesnt seem to be working even after i restarted. Or maybe its my computer?

Good evening,

Ive got a quick question regarding the acquisition cost section of the BRRR calculator.

Purch Price 75,000

DP 10,000

Loan Amt 65,000

Loans/Points 0

Loan Int Rate 8%

Monthly Int. 433.33

Total Cash needed at purchase 26,000??????

If Im getting a private money loan at 8% and 6 months of payments at 433 = 2,598. This will be paid back at the refi.

The only cash im coming out of pocket for was the 10,000 down payment. 

What did I miss that triggered this 26,000 #? Its got to be right in front of my face..lol.

Are they responsible for snow/grass and if so is it getting done? Is there trash or a ton of crap all over the lawn? I schedule a quarterly inspection for the heating system/ furnace for the first two quarters. It usually won't take long to tell what's going on as you go through the house. From then on...every 6 Months.

Good evening,

I was trying to find a way to streamline the pre-screening process and found some useful posts on here including one that mentioned google forms. Does anyone have much experience with Google forms or any other alternatives?

Im trying to create a form(which looks professional) which has maybe 5-6 pre-screen questions that I can place on the end of an ad. The prospective tenant would click the link, fill out the form, and then this info would be directly emailed to me.

Any advice is greatly appreciated.

That's a heck of a commute without calculating in a percentage for property management. I would try to think about where you are in your career and how things could possibly change(new job another 20 minutes in the opposite direction, getting tired of the drive(which could easily happen), etc. I'm not saying it can't work but I use to travel  quite a bit in my career(by car and plane) and its not bad in the beginning but eventually I did get burned out. It's just something to think about if you're not including a percentage for management.
