I started marketing new developments at the end of 2011 when the market was really rough. I marketed a pocket community my builder partner and I planned a new development on with fourplex multi-units. I sent out an email to my database seeing if I had any investors hidden in there...to my surprise I sold all 9 of the fourplex units and pocketed about $250k in commissions. I've since built FIG (Fourplex Investment Group) and we've done over $75M in sales in the last two years. I love helping agents send a similar email to their database because simply put I can't sell these all myself and I'd love to have a large network of agents that share with their sphere and collect the commissions and we all win! @Account Closed there are several ways to do this. Are you looking for 100% cash returns, or an overall IRR of 1%/month? With leverage your overall wealth will grow when appropriately managed. I often get asked from experienced investors on our FIG projects if they should buy one fourplex or 4 fourplexes leveraged. It's phenomenal to see the returns to to 3 times the returns when leveraged appropriately. Leverage of course impacts cash flow so if you're nearing the end of your earning life cycle and looking exclusively for cash flow then leverage may not be the way. What states are you open/interested in investing in?

@Tejuan Nickelson you have some options to build up your sphere of multi unit owners. If you go to an investor friendly title company most likely they can get a list of all of the owners in any category you want to track. It's not free to obtain so they will either need to be compensated up front or in commitment for future business. All the best.

Chris. Bigger pockets will be whatever you want it to be if you invest correctly. Think of it like your own neighborhood. Imagine if all you did was knocked on neighbors doors daily asking for help and never contributed to actually improving the value of your community by giving back. In your 'day of need' there may not be people ready, willing and even eager to jump in and help. However. On the contrary, if you are waving, smiling, serving and contributing when the storms of life hit those with capacity will boost you up in return of you helping others.
I've found bigger pockets to be a great resource of reciprocal relationships of value and friendships that will ultimately lead to a more robust business platform for your investing needs. All the best!
