Hey Guys,

I am close to closing a deal in East Kensington (near the intersection of Jasper and E Albert).  Just wanted to know your opinion of this section in particular.  It seems to me to still be a bit rough.  Do you think it may gentrify in the next few years?  Would be a good buy and hold area?  I'm a bit hesitant to close.

Hi!

I currently own some property in Fishtown and was looking to purchase additional units, however, it looks like I'm getting priced out (prices are skyrocketing!).  I'm thinking of moving over to Port Richmond (Philadelphia) and trying my luck there.  Does anyone have any experience in this section of the city?  Any areas (i.e., strett boundries) which are more "up and coming" then others in Port Richmond?  Appreciate all the help.

Its a single family, 2 story, 3 beds, 2 baths, small rear yard.  It's in Ewing, Glendale Dr.

Hey,

Just looking for a bit of advice. I have the opportunity to buy a home in Levittown, PA and Ewing, NJ .I plan to rent the house out and keep it long term. I will be managing the property myself, and they are both equidistant away from me. I will be paying all cash. Rough numbers are below:

                Ewing     Levittown

Tax            6700      4000

Purchase  90000    110000

Repairs     15000    25000

Rent          1600     1400

Insurance  1300     1300

Yearly Net 11200    11500

Return      10%      8%

Is it better to buy in Levittown or Ewing?  Any one currently investing in theses areas?

It's been a while, but yes, I believe it was on the assessed value.

Hi Robert,

I am also a Philadelphia investor and ran into the same issue a few years back.I changed the title of my properties from my personal name to my LLC and had to pay the transfer tax.I had consulted with lawyers and title companies and unfortunately, there was no way around the transfer tax.
