Thanks BP family for the responses. One last question. I have 2 sellers who want to sell their property for what ever taxes are owed. They want to be done with the property. I've done the research and found out what I believe to be the back taxes owed. Still researching for information on any fines, ect. Both properties have good equity in them. Should I be working so hard on a wholesale deal or should I just move on?

I have a potential seller that request attorney's to be present at the propert that I want to wholesale. They want to show me the property, get a contract written up and have the attorney's look them over. I'm looking to do my 1st deal. Do I need an attorney present? If not, what's my next course of action?

I got a response to a direct mailer from an owner who would like to get rid of his property but owes a large amount in back taxes. Can I wholesale this house? If so, how?

I have a seller who wants me to market his rental properties but doesn't want to sign a purchase/seller agreement. Can I still market it and sell to a buyer? Or not? Any advice on this would be helpful.
