I'm on a very similar journey - live in CA but want to invest OOS, read the exact same books, been doing a ton of research and just opened a Helov on my primary residence to use for investments. Now just have to start acquiring some properties :)

@Josh C. Thanks for sharing those numbers. I realize it's an idealistic criteria and yes, might be difficult to find. I'm hoping to collaborate with people like yourself who can guide me and help build a team. :)

Hello BP community,
I'm an OOS investor from San Francisco, CA and am looking into a few markets to acquire rental investments. Indianapolis seems an interesting market with decent cash flow and appreciation potential. I'm looking to build a team to get things going. My criteria is 3bd/2ba SFR in B neighborhoods at 80% market value that cash flow >1%.
Hope to engage with the community here to make things happen and do my best to help others out as well.

@Hai G. Thanks for starting this thread. I'm in the exact same position and trying to run the numbers to see if and what type of an investment in DFW makes sense. I've been communicating with @Kenneth McKeown as well to pick his brain on this. Look forward to this discussion.
