@Carlos Diaz I am 27 years old and got into the business officially in January of this year. In terms of goals, my primary one is income related; 10k a month in passive income. Second to that leave a legacy for my family to follow. I am a buy and hold type that will wholesale if/when a deal come my way. I acquire properties via sub2, lease option, or owner finance. There are few 20 something investors that I know of in my marketplace (Charlotte) but those that do are quite successful and are willing to help. Everyday I work to get better in particular with sales and negotiating. My first few meetings with sellers went horribly wrong in that I didn't close; however, they provided me with a good education in how and what to say to sellers to close deals. Since then I have closed two deals (buy and holds) and am working on a third now (duplex). Moving forward my short term goal is to acquire one to two deals per month.

@carlos Diaz Good luck, I'm just getting started myself.

@Ibrahim Hughes got it right. There is guru speak, then there is reality. There is a great variance in how the different states handle tax sales.

The auction may happen fast, at one sale that I went to recently they auctioned off 400 properties in less than 2 hours. The auctioneer goes so fast, you can literally blink and miss a property. But then the speed goes to slow motion. Several of the sales that I went to recently take 3 months after the sale to get you the deed. You could be in limbo for those 3 months as new mortgages and liens could be recorded against the property while you are waiting the 3 months for the deed. Then in many states you need to do a Quiet Title Action to clear/perfect the title. that can take up to 6 months, maybe longer but those are rarities where there are objections to the suit.

So if could take you 9 months before you can sell a property that you bought at tax sale, so much for a quick turn over.

When are you speaking locally about Tax sales again?  I'd like to learn more about this.

@Christian Bors Is talking about CARPOA (Capital Area Rental Properties Owners Association) they have a membership fee, but some of that money goes to legislative action. They are also a worthwhile organization to join.

I personally know the organizers of the York, Lancaster, Berks and Lebanon clubs. All are great clubs with their own flavor and you can lean a lot there too... best part is non are more than a 45 min drive from your new home town of Harrisburg. I would be happy to put you in touch with any or all of them.

Lastly @Steve Babiak Recommended you reach out to @David Krulac This is amazing man is absolutely worth your time to connect with.

If I can do anything for you or anyone else reading this post please just let me know.

@Judah Hoover Hello, When do the organizations/clubs for Lebanon and Lancaster meet?

Hello Kevin, how did this venture all work out?
