Charles Parrish , thanks so much for all the great info! A lot of research to be done, since I'm still a newbie. So, maybe I'm an idiot but I still don't see how the Front Porch Purchase isn't a 20% discount... If seller was listing for $100k, you'd find $20k worth of repairs to do (later), have home write the check, endorse, and give it back to him. So, you're getting a mortgage for $80k, isn't the seller losing that $20k? OR, is that the point, to find a property that should be discounted because of damage and end up paying less? I'm thinking of buying a property to hold currently that is a bit distressed, so I appreciate you sharing your experience! Cheers, -joe
