I wasn't saying it to worry about others pockets I do understand and yes it depends on the market but in my scenario the guy who marked up the price was marking up an MLS property to 220k and he could have purchased it for 175k maybe he is a rookie investor not to notice that but I just couldn't understand that. Personally I am a firm believer in making money and having a high profit margin but why pay more if you can get it for less your scenario makes since using a wholesaler because your getting more for less in mine it's the opposite.

To add on to what you are saying they also scour for our leads that we had to work for and post them everywhere like they are the ones listing them. We are bound by a code of ethics and they are free to hustle at will.

So am I the only agent puzzled why people use whole sellers? I watched a guy mark up a sell for a property so he can get a huge payout why not just go with an agent where at least you know our commission from the beginning this guy charged double what I would have made

Hello BP, My goal is to become the highest producing agent in Texas. I have been trying to build my credibility with the investment world. I am a licensed agent and good at my job but still haven't figured out how to get investors to trust that I'm not trying to rip them off. I've tried showing mine and my companies credentials I've even worked a few deals free or work on sales at lower commissions to show my knowledge and skill set but it is still a challenge to get big money investors who want to do more whole sale type deals or deals at least over 150k. Does anyone have any advice on how I can build my client base?

The price is a little steep for that high of a turn over you should pull comparable properties and check appraisal value owner may just be looking for a quick out. Is the property FSBO or listed with agent; because if it's by the owner he is probably marking it up so he can make a profit or break even.

As a Texas Realtor of course I am going to say Texas. It honestly depends on how much you are trying to make picking an area near a military base is generally a good start just because that almost guarantees you will have tenants.

Your profit will vary are you going to manage properties yourself? Plus you always have to set aside a portion of rent for maintenance contingencies.

Get an agent for your first property ask as many questions as you can so you know all the laws before you go out on your own and make sure you have landlords insurance to protect your assets.
