Google "M Fishman"  , Logan Square landlord.  Interesting read.  Fishman has purchased several properties in Logan Square, and has raised rents (sometimes $200+) to current market, making old-time residents unhappy.

Any opportunities in Verona, WI, just west of Madison?  I looked at a Google Earth of Epic Systems campus and it blew me away.  It is roughly a billion dollars, with several thousand employees and growing.  They are a top medical software maker started in one room in 1979.  Any way to tie into this?

I require all applicants to verify income.  One option for under the table jobs is to review tax returns.

@Atul Mohlajee,  typically this is supposed to be done with plans and permits.  The village may be able to answer this question.  That said, many years ago I replaced a spiral staircase with a conventional staircase at my home in Wicker Park, Chicago.  I had it done by a competent licensed carpenter, basically out of 2/10s etc and "spindles" from Home Depot" etc.  The challenge was finding space for the stair in the home.  It depends on how good a deal it is.  You may have a contractor take a look at this and give you a ballpark estimate.  PM me if you would like to discuss further. 

@Atul Mohlajee I am in Oak Park, too, and agree Forest Park definitely has some opportunities.  And it's good to have them so close by.  I like the good access to the Blue Line to downtown and relative stability of the neighborhood.  Madison Street has a pretty decent shopping/restaurant district.  The schools are not considered as good as Oak Park's but property taxes are much lower.  The cash flow can be achievable.  Does anyone know of a good source for properties with 4-12 units?
