We pay because in Chicago because water is essentially a tax that is paid 2x per year in a fixed amount, regardless as to how much water was used.  So it is a fixed cost.  However, the city is currently switching to metered water, so maybe the custom will change.

Given all of the Than Merrill discussions, I'm surprised there has been no discussion of Trump University from Donald Trump which was active from 2005 until about 2010.  The similarities are chilling.  It is a RE course in which you eventually pay 25k for gold membership and ultimate access.  

Currently, there are 3 lawsuits against Trump University from former students.  They unsurprisingly claim that promises were unfulfilled.

@Bradley Bogdan In Chicago, lag time is 1 month minimum not 2 weeks max.  Once paperwork is turned in, CHA has 7 business days to set an inspection date which itself can be a week after.  This is assuming there are no issues with the paperwork and that the tenant has complied by submitting a 30 day move out notice to previous landlord, which is another delay.   There is typically a reinspection which takes more time.  Then there is another week delay for the rent offer.

 i have the same experience as you... ie, multi units are a management headache compared to houses... many investors fall in love with spreadsheet investing which shows multi units with higher cash flows... leaves more SFHs for us tho
